Elias grew up on his father's sites. The standards he works to are not a policy written for a website — they are the ones he was held to before he was old enough to hold anyone else to them. That is the whole explanation for how this business behaves.

Twelve years

We used to do more than this.

LetsBuild took on a wider range of work for most of its first decade. It now takes on one kind: significant renovations, extensions and whole-home transformations of Sydney houses. That narrowing was a decision, not a drought. Doing one thing is how the same crew stays on the same kind of site long enough to get genuinely good at it.

Nobody random walks onto your site. These are the roles that turn up on every LetsBuild job, most of them the same people for years.

Lead builder

One per project, from the first walkthrough through to handover

Carpenters

Structural and finish, including the joinery install

Bricklayers & renderers

Matching into existing fabric is its own skill, and it is not common

Waterproofers & tilers

The trade that decides whether a bathroom lasts twenty years or five

Electricians & plumbers

Same firms each time, so the rough-in matches the drawings without a fight

Stonemasons & joiners

Engaged early, because their lead times set the program

Run more jobs than we can supervise

A lead builder can hold a small number of sites properly. Past that, the supervision becomes a phone call and the standard follows it down.

Use whoever is cheapest that week

The trades are fixed. Substituting a subcontractor to protect a margin is how a good set of drawings ends up built badly.

Take work outside Sydney

Supervision means being on site. An hour each way is an hour not spent on your house, and it shows up in the work.

Quote a number we know will move

A low price with the difficult items excluded is not a price. The exclusions are on the same page as the inclusions, before anything is signed.

Every builder worth engaging has these. They are listed because architects ask for them in writing, not because they are a distinction.
